Buying and selling rural property.
There are a number of unique considerations when buying or selling rural property. On larger properties the land needs to be surveyed to ensure there are no disputes with the owners of neighbouring properties. You need to be clear before purchasing rural property as to weather or not you will be entitled to water licences. The plans need to be carfully reviewed to see on which parts of the property there are designated roads. Your entitlement to clear land needs to be reviewed and also licences for land usage need to be checked. You need to check weather or not your property is subject to mining licences. Building rights need to be assessed and rural lands purchases involve particular issues with respect to Stamp duty, GST and capital gains tax.
