The settlement is the completion of the transaction. Following the exchange of Contracts this is when the completion date will be defined. This date is most commonly 28 days after exchange unless otherwise agreed too. At the settlement, all funds payable by you to the Vendor is provided by us in our pre-settlement letters. Generally, the amount owed will be a combination of any utility bills and taxes that we will calculate for you. In addition to the amount payable to the Vendor on Completion will generally be the Online settlement fee, our fees, stamp duty and registration fees. We will work with your bank to achieve the outcome and ensure that it is smooth for you.

As the completion process has now come to an era of electronic transactions, this has now been mandated and all transactions must occur by a system called “PEXA” being the full name of Property Exchange Australia. Please contact us if you require further information. With this now being mandated, the need for our client to be present at settlement is unnecessary. We will still always communicate with you in relation to your settlement process.


Once we have received your contract, we will peruse the terms and conditions, ensure that there are no inconsistencies. We will make sure that the contract reflects the sales advice. When the contract is issued and we will require your financier details if you are obtaining a loan so that we can send off all necessary documents to the financier in order for you to obtain your formal approval. Formal approval of finance is required prior to exchange of contracts.

Prior to the next stage of the conveyancing it is important that you are formally identified, this can be done physically at our office or at the local post office. This is part of the new era of conveyancing and must be adhered to correctly.
